80238 Market Update

Home buyers and sellers who are considering a move into, out of, or around the Stapleton and Northfield Denver neighborhoods like to stay “in the know” about the current real estate market.  Here’s the latest market conditions summary for Stapleton, 80238:

According to ReColorado.com, inventory of available Stapleton homes for sale is very low, in fact, there are only 20 resale homes available for purchase. The number of homes currently under contract is 24 and 478 successful closings occurred in 2017.  The median home price for all free-standing homes in 80238 was $625,000.  The median home price for the 210 attached homes that sold in 2017 was $390,000.   It’s no surprise that the vast majority of homes went under contract in less than 2 weeks*.

The Stapleton Northfield real estate market echoes the Denver Metro area in terms of the low number of active listings.  In fact, there are less than 4000 homes for sale in the entire Denver metro area.

With a healthy economic outlook for the nation, home mortgage interest rates still hovering around 4%, and a robust Colorado outlook, 2018 is shaping up to be another great year to sell or buy a home.
