According to REColorado.com, inventory of available Stapleton homes for sale is very low, in fact only 19 resale homes are available for purchase. The number of homes currently under contract is 54 and 129 have sold so far this year. Of these recent sales, the median home price for all free-standing homes in 80238 was $667,000. It’s not surprising that many homes sold with multiple-offers or higher than list price.
The Stapleton Northfield real estate market still tracks with the Denver Metro area. The number of homes for sale in Denver is very low with just 914 listings and 2,852 within the C-470 loop. Even with interest rates starting to rise, buyers are still desperately hunting for a new home. This spring, buyers have experienced bidding wars on many homes.
