According to REColorado.com, inventory of available Stapleton homes for sale is very low, in fact only 18 resale homes are available for purchase. The number of homes currently under contract is 31 and 25 have sold so far this year. Of these recent sales, the median home price for all free-standing homes in 80238 was $681,700. It’s not surprising that many homes sold with multiple-offers or higher than list price.
The Stapleton Northfield real estate market still tracks with the Denver Metro area. There are virtually no homes for sale in the city of Denver. In fact, just 380 homes in Denver and 3,285 are for sale in the MLS that services the Denver metro area. Even with interest rates starting to rise, buyers are still desperately hunting for a new home. This spring, buyers can expect bidding wars on many homes.
